A bank has one guideline book, and your file either fits it or it does not. Through Loan Factory I place the same file against 237 lenders, and they do not all read it the same way.
The file a single bank reads wrong
Self-employed income, a recent job change, rental income, a co-signer, a property with a second unit. Strong files get declined every week because one desk was not set up to read them. That is the desk, not you.

Six files I get called about most
Your tax returns are written to lower your taxable income. That is good accounting and it is a bad loan application, unless the lender reads deposits instead.
Bank statement loans →You have the equity. It is just sitting in the house you still live in. There are structures that let you write the next offer without a sale contingency.
Buy before you sell →Low down payment, gift funds, seller credits and VA entitlement all have rules most buyers are never walked through. They change what you can write an offer at.
First-time buyer → VA loans →Above the conforming limit the file gets read differently: reserves, documentation, the appraisal. The right lender for a jumbo file is often not the one you already bank with.
Jumbo and high balance →When the property carries itself, some lenders will qualify it on the rent instead of your personal income. That changes how many you can hold.
DSCR and investor loans →Inherited property, an ADU, a trust, a non-warrantable condo, a build. These take a lender who has done that exact thing before, and a broker who knows which one that is.
